Voters across the United States will go to polls in the midterm elections on Nov. 3, but Florida voters will also cast their ballots on a question that affects Canadian snowbirds – whether to significantly cut property taxes.
The question is a part of a proposal from Florida Governor Ron DeSantis to amend the state’s constitution, called Amendment 3.
Currently, Florida tax law gives residents or “homesteaders” something called a homestead tax exemption. This cuts up to US$51,411 of taxable value from the assessed value of your home.
If the vote passes with a 60 per cent supermajority on Nov. 3, this homestead exemption would be raised to US$150,000 in 2027 and US$250,000 in 2028. Starting in 2029, the value of a Florida resident’s home shielded from tax exemptions will rise automatically every year, with the limit being indexed to inflation.
DeSantis has indicated that he intends to raise taxes on “residential, Airbnb, Canadian snowbirds, commercial” properties to make up for the shortfall, he told Fox Business earlier this year.
“That’s a lot of money that they have,” DeSantis said.
In a March press conference, DeSantis said he wants “Canadian tourists and Brazilian tourists subsidizing the state.”
“I don’t want to give Canadians a tax cut,” he said.
The eventual goal is the full elimination of property taxes, since the amendment would require the legislature to prepare “a schedule for full elimination.”

The move could cause a tax shortfall of US$12 billion for municipalities, nonprofit tax research group Florida TaxWatch estimates.
Advocates are warning of service cuts across cities and towns in Florida for everything from fire departments, police and the ability to fight against mosquito-borne diseases.
“If this amendment passes, every Florida community will face critical shortfalls,” an advocacy coalition called Vote No on 3 says on its website.

For Canadian snowbirds, it is important to understand what is actually on the ballot and how these changes will affect their properties, said Evan Rachkovsky, spokesperson for the Canadian Snowbirds Association.
“The constitutional amendment voters will consider (on Nov. 3) is a much more measured approach than what was originally proposed,” Rachkovsky said.
Typically, property taxes for non-homesteaders, including Canadians, go up around one to two per cent annually, but the increases are capped at 10 per cent.
The amendment lowers the cap to five per cent.
“This provides property owners with greater predictability and limits how quickly their assessments can increase,” Rachkovsky added.
Canadians are the single largest group of foreign buyers in the Florida real estate market, accounting for 37.8 per cent of all international demand in the first three months of 2026, according to Florida Realtors data.
In some communities, as many as seven out of 10 foreign buyers were Canadian.
However, data suggests Canadian snowbirds are turning away from the U.S.
According to a 2025 Travel Health Insurance Association of Canada (THIA) most Canadians said they would skip U.S. travel in the winter, with only 26 per cent saying they will head south – a 37 per cent drop from 2024.
The pullback is sharpest among baby boomers, traditionally the snowbird generation, with only 10 per cent planning U.S. trips, the report said, noting that this is a 66 per cent decline compared with 2024.
The Sunshine State is also getting the cold shoulder from Canadian tourists.
In the final three months of 2025, Florida saw a 13.1 per cent drop in visits from Canadians compared to the same period in 2024, according to data from Visit Florida.
Bye bye florida…hello Mexico..
DeSantis continues to disrespect one of the major revenue sources for his state. Tourism, snowbirds, and global visitors have for years supported the local economy, through spending and taxes. I hope they all leave and never return.
Obviously snowbirds dont exist anymore because everyone supports Carney’s hate America agenda, right?
No one to blame but arrogant liberals for escalating a fight they only hope and pray to win through attrition.
Chester: You do not see the rate difference? If one is a snowbird, one would be taxed on 100% of the property or 5.2%. If you are a Floridian, one would pay taxes on 20% of he property or 1.4%. To make up the loss of 12 billion dollars, he will raise the base tax. That means on a fixed income that retirees have, they could no longer afford to be snowbirds. That will put even more houses on the block and reduce housing prices.
However it is shortsighted. For those who own houses, the value goes down, so the equity needed to refinance may not be there. Also the snowbirds bring much more than 12 billion with them. Florida will turn into a swampy ghetto.
I don’t own property in Florida but if I did I would expect to pay taxes on it really don’t see the issue here.
Portugal, Spain, Italy, France, New Zealand, Australia etc etc etc…. so many better places to vacation than the sh_thole known as Florida!!
Too bad so sad for any moron who still has vacation property in Murica’s MAGAt swamp!!
I though all elbows up snowbirds sold their houses in the States and are not heading south for winter ever again.
FLA . All the way !!
Just a side note he also mentioned Brazilians, residential,Airbnb and commercial properties. The exempton does have a threshold of 150000 2027 and 250000 in 2028. Seems low cost compared to Carney’s Canada housing prices. Elbows up , BUY CANADIAN except when it is steel from CHINA.
Just boycott the f*ckin USA of EVERYTHING!! So sick of the USA and their continual attack on us. GO F*CK YOUR C*MMIE HAT BADGE!!
Elbows up!
No sadness here. I can imagine the exodus of Canadians leaving Florida to go elsewhere. We are so glad to have sold our condo in Florida in January since we have no intention of returning. We couldnl’t believe how long it took us to get it sold. In Vancouver, there is a bidding war for an overpriced condo. Portugal is starting to look pretty good for long stays.
Cry harder, Canadians 😂😂😂
Nut up and stop going to Florida when it gets cold. Take a few weeks on Europe if you really need it, but otherwise, stop being fair weather traitors.
🤨🤔Go ahead…MAKE IT EASIER for MORE Canadians to finally make the decision to STOP GOING 2 Florida😂. If DeSantis thinks those Canadians who own property in Florida are going to just “pay up” to ANOTHER American mafia style shakedown, he’s going to have a RUDE AWAKENING🥰✊🏼💪🏼🇨🇦
Canadians sure are cry babies and an entitled bunch.
I thought Canadians are “”Elbows Up” and boycotting USA, but they expect a tax break like an American citizen.
Good. Why give loser Canadians a break?
F*ck the USA is suffering from inferior complex
Good
The grest state of florida .
Just got back from a Garth concert in Orlando. Had a great time
Bah, its all over rated down there. The people are azzholes. In bred and disgusting.
Are all of the enraged people not the same ones who advocate for higher taxes on those foreigners who own properties in Canada?. Oh right, just not in my back yard.
Good. I thought Canadians were avoiding USA and going Elbows Up. Canadians should not enjoy the same benefits as American citizens in the USA. I am totally for this
Great job Elbozo’s.

The hate is only one way and that is from Canada because we have a dud of a PM who refuses to make a deal with the US. He sure likes to cuddle up with the greatest threat to Canada though doesn’t he. To all those who don’t like that the US is biting back with taxes on their snow bird properties, sell and get out. Stand on your convictions as you are always shouting out hatred for the US. Don’t be hypocrites.
Oh the irony of it. The elbozos all bought property in the US then they decried the US and now the US is going to give them a rocket up their taxes. Poetic justice. Elbows up Eh !!!
Just one more reason for Canadians to not buy or go to the US. Another nail in the coffin for the US. They just continue to hurt themselves with their “hate Canadian” attitude.
